Helpful Links for Mitigating the Risk of Title Fraud

February 26, 2024 by Kristal Kraft

There is a way to help protect yourself from home title hackers. Several metro Denver Counties offer a free service if you register. This service notifies you via email if your name comes up to record a deed. The catch is, that you need to sign up with your name and any variations of your name, so they can email you.

Why is this important? Sometimes bad people do bad things. In my career, I’ve had several instances where unbeknownst to me or others involved someone poised as a person they weren’t.

Once a seller brought his girlfriend to sign instead of his wife. His deception was not uncovered until a month or so later I got a call from his wife asking about where her closing funds were! I was the selling agent for the buyer of the house. Luckily, my client had Title Insurance. I think the hubby did a little time behind bars!

Another time I received a call from a lady who had “inherited” a house. That was a lie, she had deceived the court (successfully) and was assigned as the executor to sell the property. It was a weird experience for me because when I told her how much the home should sell for, she wanted it to sell “quickly” and asked that I reduce the price by $100,000! (That’s not a typo!) Of course, no seller ever said that to me, and when she said it the hairs on the back of my neck went up. I knew something was out of place. A few days later when the title company required a copy of the will and other documents, she demanded that I sell the property without Title Insurance.

LOL

No.

The next day I was able to locate the actual TRUE executor in Texas. Whew!

Last I heard the law was looking for the lady who was a fraud.

There’s much more to these stories, but you get the drift.

It’s up to you to protect yourself as best you can. There are so many people out there who would rather spend their time figuring out creative ways to defraud someone than doing useful work.

Back to my original message, the following counties in Metro Denver have created a way for you to be notified if anyone is trying to use your name to record a change in property. It’s easy, so go sign up!

Adams

Arapahoe

Douglas

Jefferson and Larimer Counties DO NOT currently have an automatic notification service.

El Paso County states the following on its website (no sign-up required):
“The property owner will be notified when the exact name on public records is listed as a Grantor or Grantee. This will provide an early warning system that allows the property owner to take action if they believe fraudulent activity has occurred with their property.
FYI if you own LAND, don’t forget to contact the county where it is to see if you can get these same notifications. I’ve been advised the Land Scams are the #2 fraud after Wire Fraud Scams. Do the bad guys ever rest?

Thank you to Brette Teasdale of Heritage Title for providing these links. Brette’s company was the Title Company instrumental in helping find the rightful executor of the property that was almost defrauded a few years ago.

Embracing a New Chapter: The Liberating Benefits of Downsizing for Seniors

November 19, 2023 by Kristal Kraft

Rightsizing your life!

A senior couple discussing the benefits and options available to them for downsizing or rightsizing to a senior community.

As the golden years approach, many seniors find themselves at a crossroads, contemplating the next steps in their life journey. One increasingly popular choice among active adults is downsizing – a transformative decision that comes with a multitude of benefits. In this blog post, we’ll explore why downsizing can be a liberating and rewarding choice for seniors seeking a simpler, more manageable, and fulfilling lifestyle.

  • Financial Freedom: One of the most significant advantages of downsizing is the potential for financial freedom. Moving to a smaller home often means lower utility bills, property taxes, and maintenance costs. With reduced financial responsibilities, seniors can redirect their resources towards enjoying life, pursuing hobbies, or even planning dream vacations.
  • Simplified Living: Downsizing allows seniors to shed the unnecessary burdens that come with maintaining a larger home. Embracing a smaller living space means less time spent on cleaning, organizing, and home maintenance, providing seniors with the freedom to focus on what truly matters to them.
  • Community Connection: Many seniors find that downsizing opens the door to vibrant and engaging communities tailored to their needs. 55+ communities and senior living options often offer a range of amenities and social activities, fostering a sense of belonging and companionship among like-minded individuals.
  • Enhanced Safety and Accessibility: Smaller homes are often designed with accessibility in mind, making it easier for seniors to navigate their living space independently. Single-level living, wider doorways, and other age-friendly features contribute to enhanced safety and comfort, promoting a worry-free lifestyle.
  • Environmental Consciousness: Downsizing not only reduces the physical space but also the ecological footprint. Smaller homes typically require less energy for heating and cooling, contributing to a more sustainable and environmentally conscious lifestyle – a consideration that aligns with the values of many seniors.
  • Emotional Well-being: Letting go of excess possessions and embracing a more minimalist lifestyle can have profound effects on emotional well-being. Seniors often find that downsizing provides a sense of liberation, reducing stress and promoting a more positive outlook on life.
  • Flexibility and Mobility: A smaller home often means increased flexibility and mobility. Whether it’s traveling, visiting family and friends, or exploring new hobbies, downsizing enables seniors to lead a more dynamic and adventurous lifestyle without being tied down by the demands of a larger property.

In the journey of life, downsizing represents a transformative step towards a more fulfilling and liberated existence for seniors. The benefits extend beyond the tangible aspects of living space to encompass financial freedom, community connection, and enhanced well-being. As seniors consider their options for the future, embracing the concept of downsizing could unlock a world of possibilities, allowing them to savor the golden years with joy, purpose, and a newfound sense of freedom.

Denver Real Estate Inventory

September 16, 2022 by Larry McGee

According to September statistics released by the National Association of REALTOR, the nation is still in a seller’s market, meaning we have less than six months of housing inventory available at the present sales rate. Looking at the Denver area market, the current rate of sales versus inventory indicates we have 2.6 months of inventory at the present rate of sales, well below the traditional definition of a neutral market of 6 months of available inventory. While rising interest rates have slowed the market, the market is a long way from stopping.

Comparison of Residential Construction

Denver Building Permit Graph

This is a national look at monthly new residential construction, broken down into the four stages of construction. Building permits and housing starts are the leading indicators that tell us where the market is headed. On the bottom, under construction and housing units completed are the lagging indicators of what’s happened so far. The leading indicators, the two at the top, permits, and starts are slowing down from May to June. Builders are concerned and very gun shy of rising mortgage rates. Builders are not going to overbuild. We’re not going to get started on more homes than we know we can complete. They’re being cautious right now, so while we’ve had 14 years of undersupply of newly constructed homes built in this country, they’re not going to overbuild at this time.

Real Estate Sales Breakdown

July 28, 2022 by Larry McGee

There has been a pickup in the inventory that we’ve seen recently, but it’s not from a big increase in new listings … but rather a slowdown in the pace of sales. And remember that a month’s supply measures the inventory relative to the sales pace. Same inventory, fewer sales, means more months’ supply.

Inflation vs Mortgage Interest Rate

July 7, 2022 by Larry McGee

The highest inflation rate since the 1950’s was 13.3% in 1980. The current rate is the highest in 40 years. Note that until 2021, inflation remained below mtg rates. The sharp increases in both rates occurred because of the Federal Government’s response to COVID, pumping trillions of unearned dollars into an economy with not enough goods to absorb the available cash. Consumers can absorb higher mortgage rates if they have available income.
