Helpful selling tips, as you prepare for this next chapter in your life
Your home plays a central role in your life’s story, and selling your home is like starting an all-new chapter. While it would be nice to simply turn the page and be done, preparing to sell your home can take a bit of time and effort. Not to worry! Here at Novella Real Estate, we love to share information. The following tips will help you streamline your selling process.
Tip #1: Compile essential information.
- Your complete contact information
- Basic property information (full address, description of residence, square footage, etc.)
- Home Owners Association documents including bylaws, operating agreements, rules and regulations, covenants, and fees.
- Mortgage company name, phone number, loan number, and approximate loan balance

Tip #2: Follow this pre-marketing checklist to prepare your home for sale.
- Outside – Mow your yard. Trim hedges, trees, and gardens, clean entryways, windows, and screens. Clean and repair gutters and downspouts. Check the roof and, if necessary, paint the exterior. Be sure to make your deck or patio look inviting!
- Garage – Thoroughly clean the walls, shelves, floor, windows, and garage door. Be sure the garage door opener is working properly. Next, declutter and organize – buyers need to see that their vehicles will fit.
- Closets – Clean them, organize them, and make them neat! Spacious closets make the house more appealing to buyers.
- Kitchen – Clear off countertops. Make sure everything is in good working order: faucets, garage disposal, and large appliances. Buyers appreciate a kitchen that sparkles!
- Bathrooms – Thoroughly clean mirrors, fixtures, and porcelain surfaces. Repair faucet leaks or drips. Remove any throw rugs. Clean and declutter all drawers and cabinets.
- Whole house – It’s critical to declutter the entire house. Consider renting a storage unit to move items off the property. Apply fresh paint where needed. Clean all flooring. Have your furnace and air conditioner cleaned and certified by a professional.
- Almost done! – Walk around the house as if you were a buyer. Start outdoors and check the lawn, gardens, and garage. Walk through the front door and take a fresh look around. Does your house look (and smell) fresh and clean? Is it attractive and inviting? If you missed something, this is the best time to make it right! - There are a lot of misconceptions about pricing. Here are a few points that do NOT determine the value of your property: What another agent says, what your neighbor says, what the tax assessor says, what you want or need, what your paid
- The market determines value. Properties that are priced at market value or below appeal to the largest group of buyers.
- The consequences of making the wrong pricing decision can be painful. Houses sell quickly – and usually for the most money – when they are priced properly from the beginning.
