Why Hail - Not Wildfire - Drives your Denver Insurance Premium

When Coloradans think about home insurance risk, wildfire usually comes to mind first. It is dramatic, it makes the news, and it is genuinely serious in certain foothills communities. But for most homeowners along the Front Range, wildfire is not what drives the bill. Hail is.

Here on the Front Range, hail accounts for roughly half of what a homeowner pays in premium, while wildfire makes up only about one percent of a typical Denver policy. Because hail risk is spread across the whole region, even neighborhoods that rarely get hit still pay for it. It is one of the biggest reasons Colorado now carries one of the highest average premiums in the country, near $4,100 a year, after rates roughly doubled since 2020.

So what can you actually do about it? More than you might think. The roof is the single most insurance-relevant part of your home. A roof older than ten to fifteen years, or one without impact-resistant shingles, can raise your premium or limit which carriers will cover you. On the other hand, a newer roof with impact-resistant (Class 4) materials can earn meaningful discounts from many insurers, often in the range of ten to twenty percent.

If you are buying, ask about the roof’s age and material early, and get a real insurance quote on the specific address before you make an offer. If you already own, keep documentation of any roof replacement handy. A little homework on the roof can quietly save you for years.
